Josie and Angel are the sweetest hosts and James the coolest boat captain ever. This place does not disappoint. First class all the way. Wow…where do I even begin? We spent a week at La Mansion Belize in early May, and it exceeded every expectation we had. We had previously stayed at another property owned by the same owners and honestly didn’t think it could get any better — but somehow, it did.

From the moment we landed, everything was seamless. Being greeted at the airport and whisked away by boat to this stunning luxury home immediately set the tone for an unforgettable vacation. Every detail was thoughtfully planned and perfectly executed.

The staff truly made the experience exceptional. Josie, Angel, and Captain James were absolutely incredible. We specifically wanted an authentic Belizean culinary experience, and Josie delivered beyond anything we could have imagined. Every meal was amazing, and by the end of the trip, we were wishing we could take her home with us!

Captain James and Angel made sure we experienced the very best of Belize. From snorkeling adventures to swimming with sharks, feeding tarpon, and interacting with stingrays, every excursion was exciting, memorable, and expertly guided. We had so much fun fishing with the guys!

The home itself is breathtaking — beautifully designed, impeccably maintained, and paired with truly phenomenal views. What impressed us most was how effortless everything felt. From stocking the house with the items we requested to arranging our golf cart and even in-home massages, every detail was coordinated perfectly.

We went here in late April 2026 with 7 teenagers, so that in itself is a challenge.

The accommodations were even better than the pictures.  Floyd helped us with everything to make it a stress free trip.  Josie accommodated a food allergy and was awesome. My husband & I just returned from our stay at La Mansion Belize. To say it's fabulous just isn't enough. It's a spectacular oceanfront estate on Ambergris Caye with turquoise waters, total privacy, and top tier service. We enjoyed fishing for wahoo and redfish, fed giant tarpon, dove for lobsters and savored fresh lobster ceviche on a sandbar in the Caribbean. In the evening we enjoyed fine wines, great restaurants and dinners at Opus Ocean Grille. Josie's culinary creations were nothing short of phenomenal. Her **Salbutes and Fry Jacks** were my favorite and the highlight of the week—so delicious I could have eaten them for every meal! The **Ceviche** was fresh and flavorful, while her **key lime pie** was the perfect balance of tart and sweet, leaving us craving more. And let’s not forget her **chocolate chip cookies**, which were simply irresistible. Each dish was a testament to her skill and passion for cooking.

Beyond her incredible food, Mrs. Josie went above and beyond by keeping our rooms clean and preparing daily lunches and snacks for our boat excursions, ensuring we never went hungry. It felt like we had a personal chef and housekeeper rolled into one, making our stay even more special.

On the water, we were in the capable hands of Tevin, Angel, and Brian. These guys were not just captains; they were like family. Their humor and warmth made every boat trip a joyful adventure. Spending time with them felt like hanging out with locals who genuinely wanted us to enjoy our time in Belize. They kept us entertained with stories, dancing and laughter, picked coconuts for my girls, and contributed to the overall amazing atmosphere of our family vacation.

In a nutshell, La Mansion is the epitome of a family getaway, thanks to Mrs. Josie and her culinary magic, paired with the fun-loving spirit of Tevin, Angel, and Brian. I couldn’t recommend this experience enough—if I could, I would bring Mrs. Josie home with me! The host also assisted with our hopper flight to San Pedro, making that transition completely seamless. And once we arrived there, our ride was already waiting for us. Josie is truly the heart of the home. Her housekeeping was impeccable — every room was spotless, beautifully arranged, and refreshed with such care and attention to detail. You could feel the pride she takes in her work. And her cooking? Next level. Every meal was prepared with love, incredible flavor, and presentation that rivaled a five-star restaurant. From breakfast to dinner, she created dishes that felt authentic, comforting, and indulgent all at the same time. She made us feel not just like guests, but like family.

Angel was equally incredible. As groundskeeper and dockhand, he kept everything outside pristine and welcoming. The property was always immaculate, and he ensured the dock area was organized and ready whenever we needed it. What really stood out was how helpful he was with directions and local insight. His knowledge of the island was invaluable — whether it was recommending hidden gems, explaining the history, or guiding us to the best spots, he made exploring effortless and exciting.

Tevin, our boat captain, was phenomenal. His expertise and deep knowledge of the island made every outing special. He navigated with confidence and shared stories and information that gave us a true appreciation of the area. We felt completely safe and well taken care of on the water, and his professionalism combined with his warm personality made each excursion a highlight of our trip.

Together, this team created an experience that went far beyond expectations. The hospitality, coordination, care, and pride they put into what they do made our stay extraordinary from start to finish.

Angel kept the property and pool absolutely immaculate throughout our stay.Renting the boat for three days was the highlight of our trip. Papito made sure we saw sea turtles—something we had dreamed of—and we even caught lobster! Beautiful place with a great view. The kids fished on the dock and kayaked. Josie, James, Angel and Pep are awesome! Josie cooked for us everyday and it was great, especially the fry jacks. James took us in the boat and Pepito was our guide at Hol Chan and several other spots. We fished a couple of days and went to Stingray Beach at Key Caulker. Definitely rent a golf cart for the week (Josie will set it up) and ride into town. We also spent an afternoon at Secret Beach and ate dinner in San Pedro. Floyd's house was incredible! Not only is it well laid out and well built, but it has all of the modern amenities you could want. The location is off the beaten path (sort of) but that's easily remedied with a golf cart or the boat - and the boat (and the captain) came with the house for an additional fee. You can get pretty much everywhere fast on the boat. But honestly, we left the house too much. There's no reason to go anywhere. The pool is amazing, the beach is white sand and the dock has plenty of room to have a dinner party or just fish. And if you want a dinner party, Chef Josie will accommodate! She is a great cook and keeps the house running like a top. Again, no reason to leave. Except if it's to see the sites! Captain James and his first mate Angel took us to Hol Chan, Shark-Ray Alley and deep sea fishing. They also rigged lines and baited hooks for our kids to fish off the dock. Lillia & Emilio from All in one travel service met my group and coordinated our flights to San Pedro.But there is more:His staff were amazing!-Ms. Josie our chef was responsible to deliver 3 meals per day for my party of 7. She makes everything from scratch and we tasted many Belizean specialties.-Brian & Angel (concierge, boat captain, deep sea fishing experts, golf cart transportation specialists) took care of our every request. The beach front & dock were immaculate, well maintained and provided wonderful sun rises.Access to Floyd's the 34 foot power launch was a bonus and well worth the package, we circum-navigated Ambre Gris Caye.Three of my party were PADI certified divers, White Sands Dive shop picked us up at La Mansion dock and took us the abundant dive sites available in close proximity.

Absolutely beautiful house. Amazing staff that made us feel right at home. Floyd, Brian, and the entire team made our stay so easy and we can’t wait to go back. Only wish we could have stayed longer to truly experience everything. If I were to stay longer I’d recommend the rockstar package and seeing everything from the boat.
